Historical Background

Neemrana is an ancient historical town in Alwar district of Rajasthan, India, situated at 122 km from Delhi on the Delhi-Jaipur highway in Behror tehsil. It is situated in between Behror and Shahajahanpur. Neemrana is an industrial hub. This area is also known as Raath region, It is the site of 16th century hill-fort occupied by Chauhans till 1947. The erstwhile ruling family is considered to be the direct lineage of Prithviraj Chauhan. Some distance from Neemrana is another fort, Kesroli in Alwardistrict,that is one of the oldest heritage sites. Historians trace it to the Matsya Janapada of theMahabharata times. In Kesroli one gets to see the oldest remains of Buddhist Vihara at Viratnagar where the Pandavasspent the last year of their exile incognito; Pandupole, with the only reclining statue of Hanuman; the samadhi of the ruler saint Bhartrihari

Built from 1464 AD, Neemrana Fort-Palace is located on a high hillock and commands magnificent views of the surrounding beauty. It is among India's oldest heritage resort hotels, as it was created in 1986. Its name derives from a valiant local chieftain named NimolaMeo. The Chauhan capital was shifted from Mandhan (near Alwar) to Neemrana when the fort was established by Raja Dup Raj in 1467. Nowadays, the Neemrana fort is a heritage resort.

Neemrana is the site of Saint Margaret Engineering College which was established in 2002, NIIT University which won the India Today award for the Greenest Campus. Raffles University, School of aeronautics and one polytechnic college are also located at Neemrana. Cambay Institute of Hospitality Management, Neemrana under Neesa Group is one of the best institute in India for making career in Hotel Management and is attached to luxury hotel Cambay Sapphire.

Topography and Climate

Under the Koppen climate classification, Neemrana experiences a dry subtropical climate. The city experiences four distinct seasons - spring, summer, autumn and winter, along with the truncated monsoon season setting in towards the latter half of the summer. Summers, from early April to mid October, are typically very hot, with an average daily June high temperature of 43 °C. The season experiences heat indices easily breaking 47 °C. Winters are very cold and foggy with few sunny days, and with a December daytime average of 3 °C. The Western Disturbance brings some rain in winters that further adds to the chill. Spring and autumn are mild and pleasant seasons with low humidity.

General Understanding


Neemrana is bisected by NH-8 and lies north and south of it. Towards the north lies the Fort city, which to the western side has the RICCO Industrial area. The area south of the NH-8 has the major part of the RICCO industrial area and is also called a mini Japan. This area also represents the ‘New Neemrana’ and has the majority of real estate projects coming up. Both NIIT and Raffle Universities are located here.

Market Analysis

Neemranahas a rare combination of a very attractive location (on the NH-8, 2 hours’ drive from Gurgaon), the tag of ‘Japanese City’, as well as an education city and of course a hot tourist spot. Due to the foregoing it has been attracting a lot of attention as well as investment. The Industrial town is very well planned and has attracted some very nicheinvestments from the top industrial houses like Toyota, Daikin, Nissan etc. Accordingly the housing projects are also catering for all the segments like affordable, middle class and luxury. With the DMIC freight corridor project likely to take off in the near future Neemrana hold indomitable potential as a real estate destination.
